Historic Staffordshire Hotel and Golf Estate Patshull Park Hits Market

A rare opportunity has emerged in the English countryside as Patshull Park, a historic 49-bedroom hotel estate with an 18-hole golf course, is now on the market for £3.75 million. Nestled across 214 acres of stunning parkland on the Staffordshire-Shropshire border, this Grade II-listed site promises enormous potential for luxury redevelopment or investment in the growing countryside hospitality sector.

A Storied Past in English Heritage

Patshull Park dates back to the 1730s and forms part of the legacy of Sir John Astley, the original estate owner. The grounds were masterfully landscaped by Lancelot “Capability” Brown, England’s most revered 18th-century landscape architect. The central Grade II-listed Doric Temple, constructed in 1754, adds a touch of neoclassical grandeur and could serve as a unique anchor for future revitalization efforts.

The estate’s appeal is further enhanced by its picturesque lakeside location, expansive green spaces, and historical outbuildings including a fishing lodge and multi-functional structures ripe for adaptive reuse.

Shuttered Since the Pandemic

The hotel ceased operations in 2020 during the COVID-19 pandemic and was subsequently placed into liquidation in 2021. Although acquired by Mercer Farming, a Staffordshire-based family business, plans to revive the estate have since shifted. The current owners have deemed the hotel and golf course surplus to requirements, placing it back on the market with specialist agents Fisher German.

According to Stuart Flint, a partner at Fisher German, the property is generating interest from investors and developers alike due to its versatile potential. “Patshull Park is a jewel of English countryside heritage with the flexibility for commercial, residential, or luxury leisure development,” said Flint.

A Legacy of Leisure and Golf Excellence

Patshull Park is more than just a hotel—it’s part of golfing history. In 1993, Justin Rose, then a promising young talent, clinched his first major junior title at Patshull by winning the Golf Foundation U14s Championship. Over the years, the estate has hosted numerous golf events and built a strong reputation for its 18-hole championship course, known for both its beauty and challenge.

While the golf course is currently not in operation, its reputation and infrastructure remain, offering potential buyers the opportunity to restore and enhance it into a world-class golfing destination.

Limitless Redevelopment Opportunities

As tourism in the UK continues to rebound, especially in rural and heritage-rich areas, Patshull Park presents a once-in-a-generation redevelopment opportunity. Future uses could include:

  • A luxury boutique hotel
  • A country estate-style private residence
  • An exclusive wellness retreat
  • A golf and spa resort
  • A heritage wedding venue
  • A hospitality and events destination

With its historical landmarks, including the Doric Temple and Capability Brown-designed landscape, developers have a chance to create a sympathetic yet modern estate that blends conservation with comfort.

The presence of a sizable car park, multiple outbuildings, and an existing planning footprint gives any prospective investor significant room to reimagine the site while respecting its historical significance.

Ideal Location for Visitors and Investors

Strategically located near the West Midlands, Patshull Park is easily accessible from Wolverhampton, Telford, and Birmingham, with major road networks (A41, M54, M6) linking it to the rest of the UK. This proximity to urban centres enhances the estate’s attractiveness for both weekend travelers and international visitors seeking countryside luxury.

Its natural beauty, tranquillity, and historical prestige make it especially suited for high-end wellness tourism and rural leisure activities—a growing trend among UK and overseas travellers looking to escape crowded cities.

Support from Regional and National Tourism Strategies

The sale aligns with national goals to revitalize rural tourism. The UK government’s Tourism Recovery Plan, alongside VisitEngland initiatives, emphasizes investments in heritage tourism, countryside retreats, and wellness-led experiences. The potential revival of Patshull Park could play a key role in Staffordshire’s regional economic regeneration while preserving cultural heritage.

In 2024, the Staffordshire Destination Management Plan identified rural retreats and heritage properties as vital to the region’s appeal, making properties like Patshull Park strategically important to the area’s tourism future.

A Historic Estate Awaiting New Vision

Patshull Park’s listing represents more than just a property sale—it is an invitation to reimagine a landmark. With its idyllic setting, historic architecture, and legacy of leisure, the estate is poised to become a flagship rural destination under the right stewardship.

Whether for a private owner seeking seclusion or a hospitality brand envisioning a luxury resort, Patshull Park stands ready for its next chapter.
