The Indian tourism and real estate landscape is witnessing a significant transformation as prominent infrastructure developers align their portfolios with the country’s surging travel demands. Leading real estate developer Omaxe Limited has officially announced its strategic entry into the hospitality sector. The company has unveiled an extensive blueprint to establish a dedicated hospitality business vertical, backed by a proposed phased investment of approximately Rs 6,200 crore over the next four to five years. This capital deployment aims to introduce 19 hotel properties across five states, greatly addressing the national demand for premium lodging.

According to the official corporate disclosure filed with regulatory bodies, the planned developments will span nearly 5 million square feet of space. Rather than standing as isolated projects, these hospitality assets will be deeply integrated into the company’s existing ecosystem of widespread townships, integrated commercial developments, mixed-use properties, and urban infrastructure corridors. The expansion roadmap is strategically distributed across 13 high-growth cities, targeting key areas shaped by shifting passenger transit patterns, corporate growth, and surging spiritual tourism.

Deep Investment Footprint and State Wise Breakdown

Uttar Pradesh is set to receive the largest allocation of the planned infrastructure deployment. Recognizing the exponential rise in domestic traveler arrivals following state-backed tourism initiatives, the developer will build 12 of the 19 proposed hotels within this region. The properties will be distributed strategically across seven cities to ensure comprehensive market coverage:

  • Ayodhya and Vrindavan: Towns experiencing historic highs in pilgrimage travel will each receive two dedicated high-capacity properties.

  • Lucknow: The state capital will host three distinct hospitality assets to capture both corporate and administrative travel.

  • Kaushambi: Two properties are planned for this fast-developing urban perimeter.

  • Prayagraj, Ghaziabad, and Gorakhpur: Each city will receive one strategically positioned hotel to reinforce regional connectivity.

Beyond Uttar Pradesh, the expansion extends its footprint into four other major northern and central states. The capital region will feature a flagship property in New Delhi, supported by an additional property in the adjoining industrial hub of Faridabad, Haryana. Looking toward central India, a specialized property will be established in Ujjain, Madhya Pradesh, to capture the growing demand along central religious tourism routes. The remaining four hotels will be located in Punjab and Chandigarh, including two individual properties within Chandigarh and one each in the high-density hubs of Amritsar and Ludhiana.

A primary centerpiece of this nationwide tourism initiative is a 158-key premium property branded as the Gateway Hotel by IHCL. This development is situated within a 50.4-acre integrated destination known as ‘The Omaxe State’ located in Dwarka, New Delhi. The mega-project operates under a structured Public-Private Partnership model in collaboration with the Delhi Development Authority. This model emphasizes the growing reliance on joint public-private coordination to deliver critical urban tourism installations.

In addition to municipal collaborations in the capital, the company is introducing transit-oriented hospitality infrastructure across Uttar Pradesh through separate public-private agreements with the Uttar Pradesh State Road Transport Corporation. These specific projects aim to place midscale and extended-stay lodging solutions directly adjacent to major bus terminals and transit hubs. This setup addresses a long-standing infrastructure gap for regional travelers and inter-state business commuters who need quality, immediate accommodations.

Multi Segment Positioning and Strategic Target Markets

According to statements from corporate leadership, the overarching portfolio has been designed to prevent reliance on any single travel demographic. Instead, the upcoming properties are engineered to accommodate multiple commercial and leisure segments, including upscale business travel, vacationing families, large-scale destination weddings, and the rapidly growing Meetings, Incentives, Conferences, and Exhibitions market.

To properly meet these diverse travel demands, the assets will encompass an assortment of formats. The projects will include a mix of branded midscale and upscale hotels, premium luxury properties, high-capacity pilgrimage lodging, managed serviced apartments, and extended-stay studios. This varied structure ensures that each property aligns accurately with the specific tourism profile and regional demand dynamics of its city.

Executive Vision and Projected Economic Outcomes

Mohit Goel, Managing Director of Omaxe Ltd, emphasized that entering the hospitality segment serves as a natural extension of the firm’s integrated development philosophy. Goel highlighted that rapid advancements in national connectivity, coupled with an unprecedented boom in domestic religious tourism and traveler volumes across emerging markets, have created an urgent requirement for quality lodging infrastructure. The corporate strategy focuses heavily on establishing highly accessible hospitality hubs that naturally complement existing urban spaces, solidify recurring revenue streams, and stimulate local economic activity.

The execution of the Rs 6,200 crore investment remains subject to necessary regulatory clearances, project-specific approvals, and regional market conditions over the multi-year development cycle. Internal business projections indicate that once the properties achieve stabilization, the new hospitality vertical has the potential to generate approximately Rs 1,000 crore in annual revenue.
