Florida’s luxury hospitality market has secured another major investment as Mast Capital and Koch Real Estate Investments acquire The Islands of Islamorada Resort, a premium waterfront destination in the Florida Keys.
The transaction introduces new ownership for the approximately seven-acre resort, which combines private residences, hotel accommodation, marina facilities and oceanfront leisure experiences. Its limited shoreline setting strengthens its value within Islamorada, one of Florida’s most recognised coastal tourism destinations.
The property features 22 private oceanside villas and eight hotel suites. Guests can access a private beach, oceanfront swimming pools, recreational facilities and personalised services designed around luxury coastal living.
The acquisition also reflects sustained investor confidence in Florida destinations offering limited waterfront supply and strong lifestyle appeal. Islamorada attracts holidaymakers, fishing enthusiasts, families, couples and groups seeking direct access to the region’s marine environment.
Known as the Sport Fishing Capital of the World, the destination has built an international reputation around boating, fishing, diving and relaxed island experiences. The resort’s location places these activities within easy reach of guests and villa owners.
Waterfront Villas Return to Luxury Market
Under the new ownership structure, sales and marketing activity for the resort’s 22 waterfront villas is being relaunched. Ocean Sotheby’s International Realty has been appointed as the exclusive sales broker for the residential collection.
Prices for the fully furnished detached villas start at $3.8 million. Each residence offers approximately 4,067 square feet of space across three storeys.
The villas include four bedrooms and four full bathrooms, providing accommodation suited to families, groups and buyers seeking spacious second homes in the Florida Keys.
Covered waterfront loggias extend the living environment outdoors and create dedicated areas for entertaining. Each property also includes a two-car garage with electric vehicle charging capability.
Premium appliances, high-quality finishes and integrated smart-home technology support the residences’ luxury positioning. The villas have also been constructed using concrete block methods designed to meet current hurricane-code requirements.
The combination of private residential ownership and resort services gives buyers access to an established hospitality environment. This model can appeal to purchasers seeking both personal coastal accommodation and professionally supported lifestyle amenities.
Marina and Beach Experiences Drive Appeal
The Islands of Islamorada Resort has been developed around direct access to the water, which remains central to the Florida Keys visitor experience.
Its private marina provides boat slips and access to paddleboards, kayaks and sailboats. Guests can also arrange fishing trips, boating excursions, diving activities and private charters through local operators and the resort’s concierge team.
The property includes two oceanfront swimming pools and a private beach area. These facilities allow visitors to alternate between active marine experiences and quieter periods beside the Atlantic Ocean.
Further amenities include pickleball courts, playgrounds, a beachfront bar and a modern fitness centre. Together, they support a broad guest profile ranging from couples and leisure groups to multigenerational families.
Personalised concierge services strengthen the resort’s high-end positioning by helping visitors coordinate dining, excursions and recreational activities. This service-led approach is increasingly important within the luxury travel market, where guests often expect personalised and locally connected experiences.
Dedicated event facilities also allow the property to host weddings, corporate retreats and private celebrations. Islamorada’s waterfront scenery and tropical atmosphere make it an attractive location for destination events, supporting room demand and wider spending across local businesses.
Acquisition Expands Florida Hospitality Portfolio
The resort was acquired from Frisbie Group, while Berkadia Miami arranged acquisition financing through Ardent Real Estate.
For Mast Capital, the purchase further expands an existing portfolio of hospitality and luxury lifestyle investments across Florida.
The company’s holdings include Little Palm Island Resort & Spa, an exclusive private island retreat in the Florida Keys. Its portfolio also includes Saddlebrook Resort in the Tampa Bay region, a 480-acre destination that recently reopened after an extensive renovation programme.
Mast Capital is also involved in several major residential developments. These include The Perigon Miami Beach, an ultra-luxury oceanfront condominium project being developed with Starwood Capital Group.
Other projects include Cipriani Residences Miami, an 80-storey tower in Brickell, and Banyan Tree Residences West Palm Beach. The latter represents Banyan Group’s first residential project in the United States and is being developed with Curated JCZM Development.
Investment Strengthens Islamorada Tourism
The new ownership of The Islands of Islamorada Resort could further strengthen the destination’s premium accommodation market.
Luxury villas, marina access and event facilities can generate spending across restaurants, charter businesses, attractions and transportation services. They can also encourage longer stays by providing guests with accommodation and recreation within one waterfront setting.
The acquisition arrives as affluent travellers continue seeking private space, personalised service and experience-led coastal holidays. Properties offering villas alongside hotel amenities are well positioned to serve this demand.
With its limited shoreline location, premium residences and extensive recreational facilities, The Islands of Islamorada Resort represents a significant Florida hospitality asset. Its new ownership places the destination in a strong position to expand its profile while reinforcing Islamorada’s appeal as a high-value Florida Keys tourism hub.
