Minor Hotels is preparing a major lifestyle hospitality expansion in Malaysian Borneo with Avani Kota Kinabalu, a 352-room premium hotel scheduled to open in Sabah during the first quarter of 2027.
The property will become the first Avani-branded hotel in Sabah and the hospitality centerpiece of The Logg Luyang, a mixed-use development by KTI Landmark in Kota Kinabalu’s established Luyang district.
Minor Hotels confirms that the development will combine accommodation with multiple restaurants and social spaces, a rooftop bar, infinity pool, fitness facilities and meeting areas. The concept is designed to attract leisure travelers, business visitors, families, events and local residents.
The timing places Avani Kota Kinabalu in a strengthening tourism market. Sabah recorded 1,638,757 visitor arrivals between January and May 2026, representing 14% growth from the same period of 2025.
352 rooms target leisure and business demand
Avani Kota Kinabalu will offer 352 rooms positioned for short city breaks, business trips and longer stays.
That scale gives Minor Hotels the capacity to compete across multiple demand segments rather than relying only on conventional holiday traffic.
The hotel will also include meeting and banquet facilities, creating opportunities to host conferences, corporate groups, weddings and social events. Kota Kinabalu already serves as Sabah’s principal urban and commercial gateway, making larger internationally branded hotels particularly relevant to the meetings and events sector.
The property’s position inside The Logg Luyang also differentiates it from a standalone hotel.
Restaurants, entertainment spaces and lifestyle facilities will be integrated into the broader development, encouraging interaction between hotel guests and Kota Kinabalu residents.
For travelers, that can create a more convenient urban stay combining accommodation, dining, leisure and social experiences within one location.
Rooftop dining adds lifestyle appeal
Food and beverage will play a central role in Avani Kota Kinabalu’s positioning.
Five dining and social concepts are planned across the property, including an all-day restaurant featuring Sabahan, Malaysian, Korean and international dishes.
A contemporary Chinese restaurant will incorporate influences from Sabah’s Hakka heritage, giving local cuisine and cultural traditions a stronger presence within the guest experience.
The hotel will also introduce SEEN Restaurant & Bar on the rooftop. The venue is planned around dining, mixology, music and panoramic city views.

Official Sabah Tourism Board figures show 647,109 international arrivals between January and May 2026, up 15.7% year on year. Domestic arrivals reached 991,648, representing growth of 12.9%.
China generated particularly strong demand, with 346,141 arrivals during the five-month period, increasing 42% compared with 2025.
India increased 21.6%, while arrivals from European markets collectively rose 11.7%.
These figures indicate broad-based demand across domestic, regional and long-haul tourism markets.
Sabah is simultaneously preparing for Visit Sabah 2027, with tourism authorities coordinating airlines, hotels, tour operators and local communities as part of the destination’s next growth phase.
That creates a strategically favorable opening window for a new international lifestyle hotel.

Kota Kinabalu International Airport will be crucial to the property’s performance.
Sabah Tourism Board states that approximately 98% of visitor arrivals into Sabah are by air, with Kota Kinabalu functioning as the state’s primary entry point.
Malaysia Airports recorded 760,620 passenger movements at Kota Kinabalu International Airport in February 2026, demonstrating the importance of aviation connectivity to the region’s visitor economy.

Kota Kinabalu therefore functions both as a destination itself and as a gateway into wider Malaysian Borneo.
Wellness and meetings broaden the guest mix
The hotel will include an infinity pool and AvaniFit gym, adding wellness facilities to the urban accommodation experience.
Its location near Tun Fuad Stephens Park can also give visitors access to outdoor recreation beyond the property.

At national level, Malaysia welcomed 10.6 million international visitors during the first quarter of 2026, up 5.4% year on year.
For Sabah, the new property adds substantial internationally branded accommodation just as tourism authorities prepare for another major promotional year.
When Avani Kota Kinabalu opens in early 2027, it will contribute more than new hotel rooms. Its mix of dining, rooftop entertainment, wellness, meetings and social spaces could reinforce Luyang as an emerging lifestyle district while giving travelers a new premium base for exploring Kota Kinabalu and the wider attractions of Sabah.
