IHG Hotels & Resorts is accelerating its Australian growth through an agreement to develop at least 15 Staybridge Suites hotels offering more than 2,000 rooms nationwide.
The hospitality group has signed a Master Development Agreement with Australian property developer ALAND, giving the company exclusive rights to develop the upscale extended-stay brand across Australia.
The partners have already secured franchise agreements for the first two properties. Staybridge Suites Sydney Parramatta will offer 130 rooms, while Staybridge Suites Sydney Leppington will feature 112 rooms.
Both hotels will be located in Greater Western Sydney and operated by Signature Hotel Management Group. They will establish the initial foundation for a wider national portfolio targeting business travellers, project workers and guests requiring longer stays.
The agreement also extends the relationship between IHG and ALAND following the opening of the 130-room voco Gosford at ALAND’s Archibald precinct.
First hotels target Western Sydney growth
Parramatta and Leppington offer different but complementary opportunities for the Staybridge Suites model.
Parramatta has developed into one of Sydney’s most important commercial centres. Its expanding business community, workforce and investment pipeline generate demand from corporate travellers, relocating professionals and visitors completing extended assignments.
Leppington is positioned within another significant development corridor. Its proximity to the Western Sydney International Airport precinct and the wider Aerotropolis growth area connects it with major infrastructure, employment and population expansion.
These economic drivers can support accommodation demand beyond conventional overnight visits. Contractors, consultants and specialist workers involved in long-term projects often require rooms for several nights, weeks or months.
Extended-stay accommodation can also serve families relocating between cities and travellers who need temporary housing while establishing permanent arrangements.
Together, Parramatta and Leppington give IHG access to established commercial activity and emerging airport-linked development.
Agreement provides immediate momentum
Matt Tripolone, Managing Director for Australasia and Pacific at IHG Hotels & Resorts, described the partnership as a significant long-term development agreement for the company in Australia.
He said a portfolio of at least 15 hotels and 2,000 rooms with one development partner provided a clear pathway for IHG to establish a meaningful position within the extended-stay segment.
Tripolone also emphasised that the agreement was not limited to future ambitions. Confirming the Parramatta and Leppington properties from the beginning gives the portfolio immediate momentum in two important Western Sydney markets.
IHG will contribute its brands, distribution capabilities and wider hospitality enterprise. Meanwhile, ALAND will bring its development capacity and knowledge of the Australian property market.
Andrew Hrsto, founder and chief executive of ALAND, said the agreement represented an exciting evolution of the developer’s partnership with IHG. He added that it created an opportunity to establish a significant accommodation platform across Australia.
Residential-style suites meet changing demand
Staybridge Suites is designed for travellers whose accommodation needs extend beyond a typical hotel visit.
The brand combines larger residential-style suites with hotel services and community-focused facilities. This allows guests to maintain familiar daily routines while receiving the standards and support associated with an international hotel company.
More space and practical living facilities can be particularly valuable during temporary relocations, lengthy corporate assignments or extended infrastructure projects.
The model also offers an alternative for travellers who want the independence of apartment-style accommodation alongside a professionally managed hospitality environment.
As of June 2026, Staybridge Suites operated 355 hotels worldwide, with another 152 properties under development. Its Australian debut will therefore introduce an established global concept to a market where extended-stay demand is gaining momentum.
Longer visits reshape Australia’s hotel market
Travel patterns across Australia are becoming more diverse. Corporate mobility, major construction programmes and airport development are creating demand for flexible accommodation in areas beyond traditional central business districts.
Guests staying for longer periods often prioritise comfort, space and consistency differently from short-stay visitors. They may require areas for working, relaxing and maintaining everyday routines while away from home.
Extended-stay hotels can respond to these needs while giving companies a reliable accommodation option for employees on temporary assignments.
The segment may also benefit from travellers combining work and leisure. Visitors who extend a business trip can explore surrounding destinations while remaining in accommodation suited to a longer schedule.
In Western Sydney, this demand could support local restaurants, shops, transport services and other visitor-economy businesses.
IHG builds a nationwide growth platform
The Master Development Agreement gives IHG and ALAND a structured route to scale Staybridge Suites beyond its first two locations.
Although Parramatta and Leppington will lead the rollout, the planned portfolio of at least 15 properties signals a broader national strategy. Future hotels could help meet extended-stay requirements in additional commercial, infrastructure and population-growth markets.
For IHG, the agreement expands its presence in a specialist accommodation segment. For ALAND, it creates a long-term hotel development platform backed by an internationally recognised brand.
Most importantly, the Staybridge Suites Australia expansion reflects a changing hospitality market. Travellers increasingly want flexible accommodation that combines residential practicality with trusted hotel services.
With 2,000 rooms planned nationwide, IHG and ALAND are positioning the brand to capture that demand while supporting Australia’s growing business, infrastructure and visitor economies.
