IHCL Signs 283-Key Gateway Yeshwantpur Hotel to Transform North Bengaluru Business and MICE Travel

Indian Hotels Company Limited has signed a 283-key Gateway hotel in Yeshwantpur, marking a significant expansion of its presence in North Bengaluru and adding new accommodation, dining and event capacity to one of India’s leading business travel markets.

The brownfield project is expected to be completed within 24 months and will be developed through IHCL’s partnership with Naveen Hotels. It represents the third hotel created through the association between the two companies.

Gateway Yeshwantpur, Bengaluru, will target corporate travelers, conference groups, event attendees and leisure guests visiting the northern parts of the city. Its scale and location will also position the property to benefit from demand generated by Bengaluru’s expanding technology, industrial and entrepreneurial economy.

The signing will increase IHCL’s Bengaluru portfolio to 21 hotels, including 12 properties under development, reinforcing the importance of the Karnataka capital within the company’s national growth strategy.

Yeshwantpur Emerges as a Commercial Hotel Market

Yeshwantpur has developed into an important commercial and transport-linked area within North Bengaluru.

Its business activity, industrial connections and access to major parts of the city have increased demand for branded accommodation outside Bengaluru’s traditional central districts. As companies expand into new commercial corridors, travelers increasingly require hotels closer to offices, event venues and transport infrastructure.

IHCL has identified Yeshwantpur as a key lodging micro-market, reflecting the broader decentralization of hospitality demand across Bengaluru.

The new Gateway property will give business guests an additional full-service option in North Bengaluru while supporting visitors attending meetings, exhibitions, weddings and institutional events. It may also reduce the need for travelers to stay in distant parts of the city and navigate longer urban journeys.

Hotel Will Offer 283 Guest Rooms

The planned property will feature 283 rooms designed to serve a combination of short business visits, corporate group stays and leisure travel.

Its food and beverage facilities will include an all-day diner, a specialty restaurant, a bar and lounge, and a pool bar. This range is expected to support resident guests as well as local customers seeking dining, social and event experiences.

The hotel will also include a modern fitness centre and swimming pool, responding to growing guest expectations for wellness and recreation within urban accommodation.

Together, these facilities will allow Gateway Yeshwantpur to function as more than a conventional business hotel. Its combination of rooms, restaurants, leisure amenities and event infrastructure could create a broader lifestyle and hospitality destination for North Bengaluru.

Large Event Spaces Target MICE Demand

A major feature of the development will be approximately 13,000 square feet of versatile event space.

The facilities will include two large pillarless banquet halls and multiple meeting rooms. Pillarless design gives event organizers greater flexibility when planning conferences, exhibitions, product launches, weddings and large corporate gatherings because sightlines and seating configurations are less restricted.

This infrastructure positions the property strongly within Bengaluru’s meetings, incentives, conferences and exhibitions market.

The city’s concentration of technology companies, start-ups, research organizations and corporate headquarters produces year-round demand for training programmes, leadership meetings, conventions and business events. Social celebrations and weddings add another important source of banquet revenue.

By combining substantial event capacity with 283 rooms, the hotel will be able to accommodate groups within the same property, simplifying logistics for organizers and improving the experience for delegates.

Brownfield Strategy Supports Faster Expansion

Gateway Yeshwantpur is being developed as a brownfield project, allowing IHCL and its partner to work with an existing development environment rather than beginning entirely from the ground up.

Brownfield hotel projects can support faster entry into high-demand urban markets where land availability, construction timelines and infrastructure requirements influence expansion decisions.

The expected 24-month completion period would enable IHCL to introduce new inventory relatively quickly in a commercial area where demand continues to evolve.

The development also demonstrates how hotel groups are using partnerships with experienced local owners to expand in strategic micro-markets. IHCL contributes brand strength, distribution and operating expertise, while Naveen Hotels provides local development knowledge and execution capabilities.

Partnership Reaches Third Hotel Project

The Yeshwantpur signing marks the third hotel developed through the partnership between IHCL and Naveen Hotels.

The continued association indicates confidence in Bengaluru’s hospitality outlook and in the ability of both organizations to serve different travel segments within the city.

Naveen Hotels is connected with the R.N. Shetty Group, a diversified Bengaluru-headquartered business organization operating across sectors including construction, hospitality, manufacturing, automotive dealerships, power generation and education.

For IHCL, strengthening established owner relationships can support portfolio growth while maintaining operational consistency across new developments.

Bengaluru Business Travel Drives Hotel Growth

Bengaluru remains one of India’s most important corporate travel destinations, supported by information technology, biotechnology, aerospace, advanced manufacturing and a large start-up ecosystem.

These sectors generate steady flows of executives, consultants, investors, project teams and conference delegates. They also create demand for extended stays, corporate dining, meetings and large-scale events.

The addition of Gateway Yeshwantpur will help distribute this demand beyond Bengaluru’s established hotel districts and support the development of North Bengaluru as a stronger hospitality market.

When completed, the property is expected to contribute new rooms, employment opportunities, dining choices and conference facilities to the area. It will also strengthen Yeshwantpur’s ability to accommodate business and event-driven travel as Bengaluru’s commercial geography continues to expand.
